Property in GTA Online is never really about the building: every purchase is a key, and the only question that matters is what it unlocks. Figures verified as of early August 2026.

Step 1: the first home

  • Apartments come in three tiers from rank 5: low-end with a 2-car garage, medium with 6, and high-end with 10 plus the thing that matters, the Heist Planning Room
  • High-end starts around GTA$200,000, with 3 Alta Street Apartment 57 the community-favourite value at GTA$223,000, a heist room and a 10-car garage in Pillbox Hill
  • That one purchase unlocks the five Original Heists, so it is the cheapest door into the entire heist game
  • Skip low-end and medium as long-term buys, they are spawn points with parking; and know the stilt-apartment trap, their garages load from the street
  • The ceiling of ordinary housing is Eclipse Tower Penthouse Suite 3 at GTA$1,100,000, the classic finest address in the game
  • You can own up to ten apartments and garages, get partially refunded when swapping, and pay small daily fees on each, so hoarding homes is style, not strategy

Step 2: the unlock ledger, every key and its price

  • High-end apartment, from about GTA$200,000: the Original Heists
  • Kosatka, GTA$2,200,000: Cayo Perico, the most important purchase in the game
  • Freakshop and Acid Lab, effectively GTA$750,000 after a paid unlock chain: the best solo business
  • Arcade, from about GTA$1,240,000: the Diamond Casino Heist
  • Facility, from GTA$1,250,000: the Doomsday Heist
  • MC Clubhouse from GTA$200,000 plus businesses from GTA$975,000: the biker chain and the Nightclub feeders
  • Bunker, from GTA$1,165,000: Gunrunning, research, and another Nightclub feeder
  • CEO Office, from GTA$1,000,000: Special Cargo, Vehicle Cargo and the Cargo technician
  • Hangar, from GTA$1,200,000: Air Freight and twenty aircraft slots
  • Nightclub, GTA$1 to 1.7 million: the passive layer over everything above

Step 3: the luxury tier, judged honestly

  • The Casino Penthouse, from around GTA$1.5 million: membership perks, a home above the tables and its own mission strand, bought for the postcode rather than the profit
  • The Galaxy Super Yacht, roughly GTA$6 to 8 million by tier: pure flex for years, though A Superyacht Life missions now pay properly after their boost, and the regular yacht sale weeks are the only sane time to buy
  • The 50-car Eclipse Blvd Garage: the collector purchase, for accounts whose problem is too many cars
  • The Vinewood Club Garage: locked behind GTA+ membership, which is a subscription question, not a property one

Step 4: the value-for-money ranking

  • Buy first, pound-for-pound: the high-end apartment, the Acid Lab chain and the Kosatka, three keys that open most of the game for under GTA$3.2 million combined
  • Buy with confidence: the Agency, the Auto Shop, the Salvage Yard, the Bunker and the Arcade, every one an earner covered on this desk
  • Buy as the empire matures: the CEO warehouses, the Hangar, the Nightclub and the Money Fronts, layers that pay best on top of what exists
  • Buy for love or the long game: the Mansion, which only the Kortz weekly rhythm justifies financially, the Penthouse, the Yacht and the collector garages
  • Never: Document Forgery, still, for ever
